You may have lived in your home for decades. It may hold years of memories, possessions and family history. You may be wondering whether maintaining the home still makes sense, where you would go if you sold, what to do with everything you've accumulated, and what your financial situation might look like afterward.
You don't have to answer all of those questions before talking with me.
I'm Mike Singleton, a Jackson, Tennessee REALTOR® and Seniors Real Estate Specialist® (SRES®). I help seniors and their families throughout Jackson, Madison County and West Tennessee evaluate their real estate options and navigate the downsizing process.
My goal isn't to convince you to sell your home. It's to help you understand your options so you can make the decision that's right for you.
Should I Stay or Should I Move?
That's often the first—and most important—question.
Before putting a home on the market, it can be helpful to consider:
• Is maintaining the house and property becoming more difficult or expensive?
• Does the home still fit the way you live today?
• Would moving make you closer to family, medical care, activities or other things that matter to you?
• Where would you move, and what would that cost?
• What might your current home sell for?
• What expenses would be involved in selling and moving?
• How would a move affect your monthly expenses and overall financial picture?
Sometimes selling makes sense. Sometimes waiting makes sense.
The first step is understanding the choices.
A Financial Perspective Can Help
Before beginning my real estate career in 2013, I spent 13 years in banking and mortgage lending.
That background helps me understand why downsizing shouldn't be viewed only as a real estate transaction. For many seniors, the decision is also about making their financial future more predictable and determining how their home fits into their plans for the years ahead.
I'm not a financial adviser, but I can help you understand the real estate numbers involved so you can discuss the larger financial picture with your family and financial professionals.
What Do We Do With Everything?
For many families, this is one of the biggest obstacles.
A longtime home can contain decades of furniture, photographs, keepsakes and possessions. The thought of sorting everything can make the entire move feel overwhelming.
You don't have to solve everything at once.
We can talk about the order in which things need to happen and, when appropriate, identify local professionals and services that may be able to assist with moving, estate sales, organizing, clean-outs, repairs and other parts of the transition.
Should We Fix the House Before Selling?
Maybe—but not necessarily.
Before spending money on repairs or improvements, I can walk through the property with you and discuss which items may affect marketability and which projects may not provide enough benefit to justify the cost or effort.
Sometimes a few strategic improvements make sense. In other situations, selling the property largely as-is may be the better choice.
The decision should fit your property, finances, timeframe and goals.
When Adult Children Are Helping
Downsizing often becomes a family decision.
An adult son or daughter may be helping research options, organize the move or understand what needs to happen with the house.
I welcome their involvement while remembering something important:

I hold the Seniors Real Estate Specialist® (SRES®) designation and have experience helping seniors and their families with downsizing and real estate transitions.
