Where Do We Start?
Every estate situation is different.

The property may be ready to sell, or it may contain decades of belongings. It may need repairs or cleaning. Family members may live out of town. There may be multiple heirs involved, or the family may still be waiting for the attorney or court process to reach the appropriate stage.

Before making major decisions about the property, we can start by identifying the real estate questions that need to be answered.

These may include:

• What is the property likely worth in its current condition?

• Should repairs or improvements be made before selling?

• Would selling the property as-is make more sense?

• What needs to happen before the property can be placed on the market?

When appropriate and authorized by the client, I can coordinate with the attorney regarding the real estate portion of the process so everyone understands what needs to happen before and during the sale.

What Is the Estate Property Worth?
One of the family's first questions is often:

“What could the house sell for?”

I can evaluate the property, review comparable sales and current competition, and discuss how its condition may affect its marketability and potential selling price.

That information can help the family and the estate's professionals make better-informed decisions before spending money or putting the property on the market.

Should We Make Repairs or Sell As-Is?
Not every estate property needs to be renovated.

Before spending estate funds on repairs, improvements or updates, I can walk through the property and help you consider which items could materially affect the sale and which projects may not justify the cost, time or effort.

Depending on the property and the family's circumstances, the best strategy might involve selected repairs—or it might be better to sell the property largely as-is.

The goal is to make a decision based on the property's condition, the local market, the estate's needs and the family's priorities.

What About Everything Inside the House?
A longtime family home can contain years of furniture, photographs, keepsakes and personal possessions.

This can be one of the most difficult parts of settling an estate.

The family and attorney should determine what can legally be removed or distributed. Once those decisions have been made, I can help the family think through the practical real estate steps necessary to prepare the property for sale.

When appropriate, I can also help identify local professionals and services that may be useful for cleaning, repairs, moving, property maintenance and other needs.

Sometimes the person responsible for an estate lives hours away—or in another state.

That makes having a knowledgeable local real estate professional particularly valuable.
